The Columbia Orthopedic Group is a group of specialized physicians and surgeons devoted to the diagnosis, treatment, rehabilitation and prevention of orthopedic injuries and disease. For over forty years the Columbia Orthopedic Group has delivered the finest in Orthopedic care to patients across Missouri and the Midwest.

The Columbia Orthopedic Group project is a tiered 3-story, 72,444 square foot facility containing an ambulatory surgical center with 4 operating rooms, a diagnostic imaging center, 50 physician exam rooms, physician offices, and administrative support areas. The site is located on the northeast corner of the intersection of Highway 63 and Broadway Avenue in Columbia, Missouri. The facility is scheduled to open to the public in early April 2008.

Discovery Group is acting in the capacity of Owner’s Representative and Development Consultant for Columbia Orthopedic Group. Discovery helps to drive the development process including pre-construction, construction financing, design, construction, permanent financing, and certificate of occupancy. Discovery brings its development expertise and ownership perspective to the project. McCarthy Construction Company is participating as the design-build contractor with Christner Design as the project architect.

The project will accommodate an outpatient 23-hour stay, but has been designed to allow for conversion to a longer stay, should the physicians decide to pursue this new course of action. The project has also been designed to accommodate two future expansions of the building.

The first floor will contain the ambulatory surgery center (ASC) with four (40 operating rooms, adjacent post-operative and pre-operative areas, an MRI imaging center, and ancillary waiting areas and administrative spaces.

The second floor will contain the clinical offices, X-Ray center, cast rooms, DME storage and sales, ancillary waiting areas and support spaces.

The third floor will contain the business offices for the physicians, physician assistants, the CEO, and the Columbia Orthopedic Group staff and administrative functions.

This project utilized a fast-track design/build process. The major milestone events are as follows:

Discovery Group engaged - June 2006
Initial GMP Pricing - November 2006
Construction Start - December 2006
Final GMP Pricing - March, 2007
Substantial Completion - April 1, 2008
